The reBUILDing warranty
Converting is an expensive matter. Therefore, to be on the safe side take out a rebuilding warranty before starting the conversion. Bear in mind though that a rebuilding warranty can only be taken out with a construction company registered with BouwGarant.

The certainties of the reBUILDing warranty
The reBUILDing warranty offers cover in the following cases:
Defects after completion
If you discover any visible quality defects and the builder cannot rectify these, you must report these to BouwGarant within six months after completion. Only then will the costs for repair be reimbursed.
Defects in the construction itself
Some defects are in the construction itself: the foundations, supporting parts, floors or walls. If you discover any such defects and the builder cannot rectify these, you must report these to BouwGarant within eighteen months after completion. Then the costs for repair will also be reimbursed.
Bankruptcy of builder
If, due to becoming insolvent, your builder fails to finish then the costs for having the building finished by another builder are reimbursed by BouwGarant.
Maximum coverage
In all cases payments are limited to a maximum of 15 per cent of the original contract sum to a maximum of €30,000 excl. VAT. Combined with the BouwGarant payment this amount offers sufficient protection. If you take out the rebuilding warranty, the arrangement of payment mentioned below is strongly advised.
Payments
Regarding all work with a contract sum up to €10,000 you pay the construction company in proportion of the work executed. For works between €10,000 and €350,000 10 per cent of the original contract amount is paid at commencement. The remaining amount is paid in proportion of the work executed, whilst the final 10 per cent is paid after completion.

Premiums
Premiums for the rebuilding warranty are low, especially when considering the total amount of building or converting/rebuilding. Premiums for conversions under the rebuilding warranty are 0.15 per cent of the contract sum, with a minimum amount of €30. Example: for a €40,000-conversion the premium for the rebuilding warranty is €60. Premiums for new developments under the rebuilding warranty are 0.3 per cent of the contract sum, with a minimum amount of €350. Example: for a €200,000-development the premium is €600.

Bear in mind that the application form is sent to BouwGarant before commencement of the work. The rebuilding warranty takes effect the moment you will have received the certificate and the construction company will start (re)building.
